Mould Inspection & Treatment Verification in Hampshire

BioSweep UK provides professional mould inspection, environmental sampling and treatment verification throughout Hampshire for residential, managed and commercial properties.

Where mould contamination is suspected, sampling can provide objective information about the indoor environment. Where remediation has already taken place, post-treatment sampling can help assess conditions following the works and provide documented results.

Our approach combines site observations with appropriate air or surface sampling, independent laboratory analysis and clear reporting to help property owners and responsible parties make informed decisions.

Tell us about the property, areas of concern and whether you require investigation, pre-treatment sampling or post-remediation verification.

What Does a Mould Inspection Involve?

The appropriate scope depends on the property and the reason for the investigation.

BioSweep UK may consider:

Property & Incident History

We establish why mould is suspected, whether there has been water damage, leaks, condensation or previous remediation, and which areas are causing concern.

Visual Assessment

Accessible areas can be assessed for visible mould, staining and other relevant observations at the time of attendance.

Air Sampling

Air-O-Cell sampling can be used to collect airborne fungal spores for laboratory identification and quantification, with results typically reported in spores/m³.

Surface Sampling

Sterile swabs can be collected from specific surfaces where information about localised fungal contamination is required.

External Reference Sample

Where appropriate, an outdoor air sample can be collected on the same day to provide an environmental reference for comparison with indoor samples.

Independent Laboratory Analysis

Samples are submitted for independent laboratory analysis using appropriate analytical methods. UKAS-accredited laboratory methods are used where applicable to the analysis being undertaken.

Reporting

Results are reviewed alongside the sampling locations and observations recorded during attendance, with findings presented in a written BioSweep UK report.

Tell us what you need to establish and our team can advise on an appropriate sampling approach.

Mould Inspection, Mould Testing or Mould Sampling?

These terms are often used interchangeably, but they do not necessarily mean the same thing.

A mould inspection considers the property, history and visible conditions.

Mould sampling involves collecting a physical air or surface sample from a defined location.

Laboratory analysis provides information about what was detected within that particular sample.

The results therefore need to be interpreted in context. A sample taken from one location cannot establish conditions throughout an entire property, and environmental conditions can vary over time.

BioSweep UK designs sampling scopes around the question that needs answering rather than simply collecting samples without a clear purpose.

Air Sampling for Mould & Fungal Spores

Air-O-Cell sampling captures airborne particulate, including fungal spores, onto a collection medium for laboratory analysis.

Results can identify and quantify fungal spore types present within the sampled air, typically reported as spores/m³.

For property investigations, BioSweep UK will commonly collect samples from individual areas of concern together with an external reference/control sample taken on the same day.

Indoor results can then be considered alongside each other and the external environment.

There are no UK statutory exposure limits for airborne fungal spores in residential properties, so results should not be treated as a simple pass/fail number.

The distribution, types and concentrations identified, together with site conditions and observations, provide the useful context.

Air sampling can provide objective information about airborne fungal spores within specific areas of concern.

Surface Sampling for Mould

Where visible or suspected contamination is localised to a particular material or surface, sterile swab sampling may be appropriate.

Laboratory analysis can provide information about fungal growth recovered from the sampled area, with results typically reported quantitatively for the defined sampling area.

Surface sampling is location-specific.

A clear result from one sampled area does not demonstrate that every surface elsewhere within a room or property is unaffected. This is why the sampling locations should be selected according to the purpose of the investigation.

Pre-Treatment Mould Sampling

Pre-treatment sampling can be useful where objective environmental information is required before remediation begins.

This may help:

  • establish baseline conditions in defined areas;

  • identify and quantify airborne fungal spores;

  • investigate particular surfaces;

  • compare affected and reference locations;

  • inform an appropriate remediation scope; or

  • create a documented record of conditions before works.

Sampling is not always necessary simply because visible mould is present. In some cases, the priority is identifying and correcting the underlying moisture source and appropriately remediating the affected materials.

BioSweep UK can advise whether environmental sampling is likely to add useful information to the particular situation.

Post-Treatment Verification

Once mould remediation and the necessary cleaning have been completed, post-treatment sampling can provide objective data about conditions at the sampled locations.

Where pre-treatment samples were collected, using an appropriately comparable post-treatment sampling strategy can help assess the change in environmental conditions.

Post-treatment verification may include:

Air sampling from previously affected areas.

External reference sampling to provide environmental context on the day.

Surface sampling where specific treated materials or locations require assessment.

Site observations recorded at the time of attendance.

Independent laboratory results incorporated into the final report.

Post-treatment sampling should be considered alongside the completed remediation works and conditions at the property rather than treated as a standalone guarantee about every part of the building.

We can develop an appropriate sampling scope following mould remediation or other contamination-related works.

Why Independent Laboratory Analysis Matters

BioSweep UK undertakes the site attendance and sample collection.

Samples are then submitted to an independent laboratory for analysis.

This separates the collection and reporting process from the laboratory analysis itself and provides traceable analytical data relating to the samples submitted.

Where an analytical method falls within the laboratory's UKAS-accredited scope, this can be identified accordingly.

For mould and fungal environmental investigations, however, it is important not to imply that every type of air or surface analysis has a specific UKAS accreditation or UK statutory interpretation threshold.

Our reports therefore explain the sampling method, results and relevant context rather than presenting environmental mould data as a simplistic regulatory pass or fail.

Understanding Mould Results

“What is present?” and “how much is airborne?” are different questions.

Surface and air samples provide different types of information;

  • A surface swab can provide information about fungal contamination recovered from a defined sampled area.

  • An air sample can provide information about fungal spores airborne at that location during the sampling period.

Neither should be interpreted as representing every concealed or unsampled part of a building.

For airborne mould, the relationship between indoor samples and the outdoor reference can be particularly useful. Indoor fungal spore levels would generally be expected to reflect the external environment qualitatively, while significant indoor amplification of particular fungal types can warrant further investigation.

Results should always be interpreted alongside the property history, visible conditions, moisture information and sampling locations.

When Should You Consider Mould Inspection or Sampling?

Environmental investigation may be useful where:

  • mould is suspected but the extent is uncertain;

  • there has been previous water damage;

  • mould has repeatedly returned;

  • remediation has already been undertaken;

  • objective pre- or post-treatment data is required;

  • a landlord, managing agent, insurer or other responsible party requires documented findings;

  • different rooms or areas need to be compared; or

  • there is concern about airborne or surface fungal contamination.

Where the underlying issue is primarily a building defect, leak, condensation problem or unresolved water ingress, an appropriate building professional may also be required to establish and correct the moisture source.
