Supporting Awaab’s Law Response Programmes
Awaab’s Law has applied to the social rented sector in England since 27 October 2025. Phase 1 covers all emergency hazards and damp and mould hazards presenting a significant risk of harm.
Where a potential significant damp or mould hazard is identified, social landlords must investigate within 10 working days, provide a written summary within three working days of completing the investigation and, where a significant hazard is confirmed, undertake relevant safety work within the prescribed timeframe. BioSweep® does not replace the landlord’s investigation, statutory responsibilities or the work of building surveyors, damp specialists and repair contractors. Leaks, water ingress, ventilation defects and other underlying building issues must be properly investigated and rectified.
